Safety Tips Before Buying or Renting Homes in Nigeria

• Always inspect the property physically before making any payment.
   
• Avoid paying inspection fees or advance payments to unverified agents.
   
• Confirm the identity of the landlord, agent, or property owner before proceeding. 
   
• Verify all property documents such as Certificate of Occupancy (C of O), Deed of Assignment, Survey Plan, or Governor’s Consent. 
   
• Conduct a land or property search at the state land registry to confirm ownership and check for disputes. 
   
• Ensure the account details for payment belong to the rightful owner or authorized company.
   
• Do not pay in full if you are not allowed immediate access or possession of the property.
   
• Request receipts and copies of all signed agreements after payment. 
   
• Visit the area during both daytime and nighttime to assess security, flooding, traffic, and noise levels. 
   
• Check important utilities such as electricity, water supply, drainage system, and road access before renting or buying. 
   
• Ask neighbors questions about security, landlord behavior, and environmental issues.
   
• Be cautious of properties with unusually cheap prices compared to similar homes in the area.
   
• Work with trusted lawyers or reputable real estate professionals when handling transactions. 
   
• Read tenancy agreements and contracts carefully before signing.
